Interior Design services from Bradford Design, Ltd. include all aspects of store design from planning and layout, fixture design and/or specification, finish and color specification, and lighting design and specification. These comprehensive design services also include visual merchandising and vignette displays.
Part of the designer’s responsibility is learning the product mix the clients will be showcasing and quantifying each product category. Details about the product lines address items like how many linear feet of hanging space for an apparel project, the number of rugs for a rug manufacturer, or the amount of linear feet of shelving required for a gift client. All aspects of the showroom should be designed to show each product at its best.
If CAD (Computer Aided Design) plans are available of the space, then those plans will be verified and measurements will determine any additions or corrections. When no plans exist, the entire space will be measured and a base plan will be created in CAD format. If the store or showroom has existing fixtures, book cases or racks that can be reused, those will be measured and indicated on the plans as well.
Keeping in mind the goals for the project, the space, the target audience, the style and look of the products as well as the price point of products, a preliminary layout and design concept will be developed. Many times more than one option will be offered if there are several good design solutions. Based on the clients’ input, the plans will be refined and/or modified. After the client’s approval, we are ready to begin the detailed Design Documents.
Bradford Design, Ltd. Design Documents include the following pages and information:
- Page 1 – Partition Plan. A scaled, dimensioned plan for the space indicating walls to be removed and new walls to be added. Electrical and network outlets are also on this page.
- Page 2 – Reflected Ceiling Plan. The plan includes all ceiling features, grids, acoustical tile, drywall drops, lighting and switching. Lighting fixtures and lamps are called out in detail. Calculations of energy consumption for all lighting and outlets can also be added to this page.
- Page 3- Furniture, Fixtures and Equipment (FFE). This page is developed from the preliminary layout and includes information on each fixture and all furniture whether existing or new. All new elements will be specified or if a custom element, keyed to details on the pages that follow.
- Starting with Page 4 – Elevations and Details. Elevations of walls that are needed to explain the nature and location of any new features start on this page. These pages also detail new cabinetwork and custom fixtures. These plans on these pages are designed to enable suppliers or cabinetmakers to bid on the project.
Once the Design Documents are completed, Bradford Design will meet with the general contractors bidding on the build out and answer any questions that arise. We will review bids and submit a comparison of the bids for the clients letting them know what each item in each bid includes and what is not included or not clearly defined.
After our client selects a general contractor, we review the project as it progresses, address any problems caused by unexpected conditions uncovered during demolition, materials that will not be available in time and all budget considerations. When the construction is completed, we can prepare a punch list for the contractor. Bradford Design will also oversee the delivery and placements of furniture and fixtures, installation of wall décor and aiming lights. Any accessories needed will also be selected and installed.
